70% Rule Calculator

Flippers and BRRRR investors use the 70% rule to set a ceiling on what to pay: at most 70% of the after-repair value, minus the repair budget. The 30% margin has to cover financing, holding, selling costs, and the profit.

Maximum offer (70% rule)
Built-in margin (30% of ARV)

This is a screening rule of thumb, not underwriting. Before an offer, run the full month-by-month math in the house hacking calculator or the 6-step checklist.
