Mashvisor publishes a steady stream of articles about house hacking, so a lot of first-time buyers land on their site. The product underneath those articles is a market-scanning platform priced for active investors. If what you want is the house-hacking part, you can get it without the subscription, and this post explains how.
What Mashvisor is
Mashvisor is a nationwide property-search and analysis platform. It scores listings with machine-learning models, estimates long-term and short-term (Airbnb) rental revenue, maps neighborhoods with heatmaps, and sells extra tooling to agents and property managers on its higher tiers. When I checked their plans page in July 2026, there was no free tier: the Lite plan was $49.99 a month and the Professional plan $99.99 a month, both billed annually, with quarterly billing at higher rates and a stated no-refund policy. Over a year that is roughly $600 to $1,200.
For an investor actively scanning many markets, especially for short-term rentals, that spend can be defensible. It is a lot of platform for someone buying one building to live in.
What a first house hack actually requires
A first house hack happens in one metro, usually the one you already live in or one you are willing to move to. The decision comes down to three questions:
- Can I afford the building at all, with a low-down-payment owner-occupied loan?
- What would the other unit realistically rent for?
- What do I pay per month to live there, and what happens when I later move out?
None of those require scored listings across fifty markets. They require honest local numbers and a calculator that models owner-occupancy.
The free route
Everything below is free and requires no account:
- The House Hacking Calculator computes your effective housing cost (payment minus the other unit’s rent, plus reserves), splits cash flow into the live-there phase and the after-you-move-out phase, and has a one-click FHA 3.5% down preset.
- If you do not know local rents, the calculator includes HUD FY2026 Fair Market Rents for twelve metros, with one click to apply the 1-bedroom or 2-bedroom figure.
- The own-for-less analysis compares a dozen metros on one question: how much you keep each month by house hacking instead of renting. Cleveland pencils out at about $620 a month kept, Rochester at $765, Syracuse at $700.
- The house-hacking statistics page collects the background numbers, with sources, if you want to check the claims yourself.
When you have run your numbers, the calculator gives you a link that reproduces them exactly, so you can send the scenario to a lender, an agent, or the person deciding with you.
Where Mashvisor is worth the money
A fair accounting goes both ways. If you are comparing short-term rental revenue across cities, need occupancy estimates, or work as an agent serving investor clients, Mashvisor has tooling this site does not attempt: revenue models, neighborhood heatmaps, and bulk search. Before committing to an annual plan, read recent user reviews and confirm its estimates against local listings in your target market, since a model’s national averages matter less than what your specific street rents for.
