House Hacking in Lawrenceville and Bloomfield: What It Costs

House hacking is defined as living in a property while renting out part of it. In Lawrenceville and Bloomfield, a room lets for about $1,047 a month and a whole unit for $2,475, against monthly ownership costs of $1,964 to $2,907. Every price and rent here is observed, and the assumptions sit beside the results.

What does a house hack cost per month in Lawrenceville and Bloomfield?

The table shows monthly mortgage principal, interest and property tax on the median recorded sale price in each neighborhood, then what is left after a tenant. Prices come from Allegheny County records of arms-length sales since 2023. Rents come from monthly rental listings observed on 2026-08-25.

A negative figure means the rent is larger than the mortgage and tax payment. Insurance and maintenance are not included, so real ownership costs more than these numbers. That exclusion is deliberate and explained below.

How much income does a buyer need before any tenant?

At the conventional threshold of 30% of gross income, carrying these properties with no tenant needs between $78,563 and $116,273 a year. For comparison, the share of households already living in each neighborhood that earn under $50,000 is 26% in Lower Lawrenceville, 32% in Central Lawrenceville, 22% in Upper Lawrenceville and 38% in Bloomfield, per the 2019-2023 American Community Survey.

Those are the incomes of people who live there now, not of people buying now. They are context, not a claim about buyers.

What rent does a room or a unit actually bring in?

Observed monthly asking rents in the four neighborhoods, from listings for stays of thirty days or longer:

  • A room: $1,047 a month is the median. Only four such listings were on the market, so treat that figure as thin and quote the count with it.
  • A whole unit: $2,475 a month is the median, across 36 listings.

These are asking rents, which is what a landlord publishes, not what a tenant finally pays.

Property tax is calculated on the county assessed value, which is how Allegheny County actually bills. Assessed values run off a 2012 base year and sit far below sale prices, which is correct for a tax calculation and wrong for anything else.

Insurance and maintenance are excluded on purpose. Every other number on this page is either observed or a published rule. A premium would have to be invented, and one invented number would undermine a table whose whole claim is that it has none. The owner-occupant homestead exclusions are also left out, which makes the tax line slightly high rather than slightly low.

What this does not tell you

  • It does not price a short-term rental. That needs an occupancy rate, which cannot be observed from listings, so I do not publish one.
  • Two-to-four unit sales are rare here. Outside Bloomfield the medians rest on six, seven and eight sales. Those properties change hands seldom, which is itself worth knowing.
  • The rent figures were gathered inside a search area that clipped a strip at the northern edge of Upper Lawrenceville. That area is being re-collected, and the figures will be restated if it moves them.
  • It is a snapshot dated 2026-08-25, not an annual average.
