Is 2026 a Good Time to Buy a House?

For most buyers, 2026 is a more forgiving market than the last few years. Although thirty-year mortgage rates sit near 6.55%, prices are forecast to rise only slightly, and the number of homes for sale is climbing. Whether it is a good time for you depends on your metro, and on whether you buy a place a tenant helps pay for, more than on trying to time the market.

I am not going to tell you what the market will do next. I am an accountant, not a wizard, so instead of a prediction, here is what the numbers actually say in 2026 and how I would weigh them.

Rates are off their peak, price growth has cooled to a crawl, and there are more homes to choose from than a year ago. That is a calmer backdrop than 2022 or 2023. It is not cheap, but the pressure to overpay or waive every contingency has eased.

The better question to ask

“Is it a good time to buy a house” treats the country as one market. It is really dozens of them. In expensive coastal metros, renting still wins on a monthly basis. How I would actually decide

Three questions settle it for most people: can you comfortably cover the payment, will you stay put for about five years, and does the property let a tenant carry part of the cost. That last one is the whole idea behind owning for less than you rent. If those line up in your metro, the exact month you buy matters far less than the headlines suggest.
