The free tier lets you use the calculators, but not without limit, and the shareable report is a paid feature. They do not publish the exact free-tier number anywhere I could find, so I am not going to state one. What is clear from their own page is that “unlimited” is something you buy.

One difference worth calling out: the Sell vs. Keep Calculator here compares three paths, not two. Alongside keeping the property as a rental or selling and investing the proceeds, it models selling to fund the purchase of your next owner-occupied 2-4 unit building. BiggerPockets has no equivalent for that third path.

Which should you use: BiggerPockets Pro or free calculators?
Pro earns its price if you want the forums, the lender credits and the portfolio tooling. For running the numbers on a deal, that is the part you should never have to pay for.
If you are working out whether house hacking makes sense for you, running the numbers on a building you have found, or comparing metros before you choose where to buy, everything you need is here and free. If you are running a portfolio and want a forum, lender credits or landlord software bundled with your deal analysis, that is what a paid membership is for and I do not sell one.
Running the numbers is the part you should never have to pay for, and it is the part I cover. The calculators here cost nothing to try, and trying them does not require you to cancel anything.

A house hack calculator works out what a small multi-unit property costs you each month after the rent from the other units is applied against the mortgage, taxes and insurance. It differs from a standard rental property calculator because it assumes you live in one of the units, which changes both the financing available to you and the amount of rent you collect.
